Buying or selling a property should be exciting because it could represent new chapters and beginnings. But let’s be honest, the legal side can quickly turn into a headache.
I’ve been there, buried in paperwork and scratching my head over legal terms I’d never heard before. It’s easy to feel overwhelmed before you even get the keys.
That’s why having a good conveyancing solicitor is so important. They take care of the legal stuff, explain things in plain English, and help the whole process run smoothly.
If you’re not sure who to trust, we’ve rounded up the best conveyancing solicitors in Liverpool who’ll actually have your back.
How much do conveyancing services cost in Liverpool? Conveyancing services in Liverpool typically cost between £800 and £1500, including legal fees and disbursements. The exact cost depends on property value and whether the property is leasehold or freehold. |
1. Gregory Abrams Davidson Solicitors

Address: City Centre, 20-24 Mathew St
Phone: +44 151-236-5000
Business hours:
- Monday to Friday: 8:30 AM – 5:30 PM
- Saturday to Sunday: Closed
The Gregory Abrams Davidson (GAD) Solicitors left a good impression. We chatted with a few of their clients and were impressed with how friendly, approachable, and effective the solicitors are at maintaining contact.
One person shared how a solicitor managed to send over important documents within 30 minutes to avoid delays. This isn’t something you can easily find elsewhere, considering how busy solicitors can be.
GAD’s pricing isn’t the cheapest option in Liverpool, but we love that it’s clear and upfront. For homes up to £250,000, legal fees range from £750 to £1,150. Leasehold properties come with extra charges, which are around £175 plus VAT for houses.
Plus, most people said the price reflected the quality of their service.
Turnaround time is generally good. On average, things take about 8 to 12 weeks, depending on the complexity of the chain.
One story that stuck with us was how Lucy Wilde and her team managed a quick turnaround on a time-sensitive sale while still being warm and reassuring throughout.
Beyond conveyancing, GAD also assists with wills, probate, and dispute resolution. With over 40 years in the business, they’ve definitely built up the experience to handle more than just property matters.
We’ve chosen a professional and reputable firm
“Many thanks to Tracey Quirke and Danielle Connolly for providing excellent conveyancing service. We were highly impressed with the effective and prompt communication and commitment to get our property sale completed quickly. We are happy to have chosen a professional and reputable firm.”

Really easy to communicate with
“Steph Williams did our conveyancing, and we can’t speak highly enough of her hard work, professionalism and pace of work. Steph was always really easy to communicate with, which sometimes isn’t always a trait with solicitors. I would 100% recommend GAD legal and would urge anyone who needs conveyancing solicitors to use Steph. Our conveyancing was completed efficiently and thoroughly, which wasn’t the case with the rest of our chain, who were using other solicitor firms. Thanks again for everything!”

2. Guy Williams Layton Solicitors

Address: 4th Floor, Castle Chambers, 43 Castle St
Phone: +44 151-236-7171
Business hours:
- Monday to Friday: 9 AM – 5 PM
- Saturday to Sunday: Closed
We checked out Guy Williams Layton Solicitors, and we’re impressed by how clear and straightforward their approach is in handling property transactions.
Their fees cover everything. They register your property at the Land Registry, deal with stamp duty, and even work with estate agents and mortgage redemptions.
The fees depend on the property’s value, ranging from £825 for homes valued up to £125,000 to £4,950 for properties worth over £1.5 million. VAT is added to these fees, which is standard.
What we liked most is their transparency. If things get complicated, like delays or issues, they might raise the price by 50%. They’ll let you know about this first, though.
One thing we didn’t like, though, was the extra referral fees for services like estate agents or financial advisers. Some clients we talked to also said they weren’t sure why those fees were necessary.
On the bright side, clients have nothing but praise for the solicitors’ proactiveness. They always work with property management companies and coordinate with surveyors, estate agents, and mortgage providers.
This ensures a smooth transaction despite any potential external delays.
Any queries we had were answered promptly
“An excellent service for conveyancing. Sarah from the Heswall office was so helpful with our buying and selling properties. She was very proactive in contacting us and keeping us informed at every stage. Any queries we had were answered promptly. We would not hesitate to use GWL again and would recommend them wholeheartedly.”

3. Bell Lamb & Joynson Solicitors – Liverpool

Address: 39 Walton Vale
Phone: +44 344-412-4348
Business hours:
- Monday to Friday: 9 AM – 5 PM
- Saturday to Sunday: Closed
During our research on Bell Lamb & Joynson Solicitors, our team was impressed by their extensive experience in property law. They have over 200 years of experience, making them one of the most established firms in Liverpool.
What stood out to us, and to many clients, was their wide options for communication channels. They offer multiple ways to stay in touch, like email, phone, and WhatsApp.
One of the standout features is their client portal. It allows clients to track their case progress, access documents, and message their solicitor directly. This is a huge plus for anyone who doesn’t want to deal with constant phone calls.
However, some clients mentioned that their calls or inquiries were ignored or not handled as quickly as they’d hoped. For those who prefer direct phone conversations, the reliance on the portal might feel a bit impersonal.
On the brighter side, the firm has a fast service. They usually complete property transactions 14 days quicker than many competitors in Liverpool.
This is partly thanks to their use of modern tech, such as secure document sharing, case tracking, and payment systems.
Everything was done promptly
“I found my conveyancing report easy to read and detailed. Everything was done promptly, allowing my house sale to go through smoothly and for me to feel confident.”

Returned to use them again this year for conveyancing
“They did some conveyancing works for me with my property purchases and are good with their response time and overall got the job done, thus returned to use them again this year for conveyancing and also got the job done well. One aspect that I like is their communication tool via their website when you become their client, eg after I have instructed them to begin the conveyancing process, I get to access their client portal to track the conveyancing progress and use their direct message tool to ask them any questions without having to call them everytime.”

4. Kennan Doyle Solicitors

Address: 24-26 Allerton Rd, Mossley Hill
Phone: +44 151-705-8588
Business hours:
- Monday to Friday: 9 AM – 5 PM
- Saturday to Sunday: Closed
We were pretty impressed with Kennan Doyle Solicitors’ accreditation by the Law Society’s Conveyancing Quality Scheme. This already gave us a bit of peace of mind, but we wanted to see if their service lived up to the title.
A lot of people had great things to say about Natalie, who runs their Allerton branch. She breaks things down in a way that’s easy to understand, doesn’t rush through anything, and has a reassuring way of handling even the trickier parts of the process.
One thing we liked was how upfront they are with pricing. It’s really helpful for anyone trying to plan their budget. They’re not the cheapest option, especially when buying a flat, but we believe the level of service makes it worthwhile.
Just be aware that there are a few extra charges for things like ID checks and bank transfer fees. It’s nothing major, but worth factoring in so you’re not caught off guard.
When it comes to the turnaround time, we heard from one client who had a delay with a letter that didn’t arrive on time. He had to go into the office last-minute to sort it out. Thankfully, the issue was resolved promptly.
She was quick to answer our questions
“Abigail was an excellent solicitor who made the whole conveyancing process easier. She kept us updated throughout the process and was quick to answer questions. I would recommend Kennan Doyle to anyone in need of help with conveyancing.”

Experience wasn’t stressful because of their competency
“Natalie and her conveyancing team recently helped me in the purchase of a house which was far from straightforward, but she helped make it a far less stressful experience with her competency and provided me with such reassurance that I was never in doubt that everything would be fine…”

5. VC LAW LTD

Address: 56 Tithebarn St
Phone: +44 151-318-7500
Business hours:
- Monday to Friday: 9 AM – 5 PM
- Saturday to Sunday: Closed
VC LAW LTD stood out to us right away. They’ve been around since 2018 and have handled over 330 cases.
The firm’s set-up is interesting. With four solicitors on the team, you’re not getting passed around between departments. Instead, you deal directly with someone who actually knows the details of your case.
The location is a bonus too, since they’re right next to the Business and Property Court in Liverpool’s city centre. That helps speed things up, especially if you’re dealing with tight deadlines for property deals.
We also loved how the firm is regulated by the Solicitors Regulation Authority (SRA). That means they follow strict professional standards and offer extra protection for clients, like insurance and access to a compensation fund if something goes wrong.
That kind of security is especially helpful for first-time buyers.
However, we heard from someone that he had to frequently follow up via email or phone for updates, often receiving no reply. So while the firm does a lot right, communication might be something they still need to improve.
I had full trust in her expertise, experience and advice
“I would thoroughly recommend this firm for conveyancing. Susanna Cosgrove handled my sale and purchase and was professional throughout. She really was exceptional, I had full trust in her expertise, experience and advice. She was always available for discussion, and communication was excellent. Highly recommended”
